The planned development can have a significant impact on local economic development, as the implementation of an efficient agri-logistic development that helps local products to enter the market can ensure the storage capacity of local producers in the long term as a collection point (hub), while at the same time it is 100 % in line with the objectives set out in the call and helps to meet them: the development option fits with the expected results and objectives of the tender. It creates opportunities for farmers in the settlement to store their goods in the right form and place. It also gives the Municipality the expected and effective support for the development of the local economy and the development of a demand-based economy on the ground. The municipality, which is only 5 km from Veszprém, currently has around 260 companies, which are notified in the municipality and are mainly active on the ground. The number of enterprises per 1 000 inhabitants is 76.8, which is not unique in the areas of Lake Balaton, but it is strikingly high compared to the areas north, west and east of the settlement. Half of the companies operating are considered as individual enterprises. This density of enterprises is due to the favourable conditions in which the municipality is at the forefront of its creation. In addition to the companies carrying out industrial and service activities, there are currently 65-70 livestock farms in the municipality and around 10-15 farmers are present. The planned development is particularly justified since, as indicated in the market analysis carried out prior to the submission of the project, there is no storage capacity in the vicinity (30 km radius) for the storage of locally produced products. During the preparation the competitors were also assessed: competitors include local markets where the goods produced locally are sold. In this case, although there is an exchange of goods, storage is only temporary, it falls on the day of the market and does not solve the farmers’ storage problems. Other competitors can be defined as close logistics bases. However, their capacity is largely linked to other classes. An important factor is that the problem for local producers is not necessarily the sale of their products, but rather the fact that they are unable to store their produced goods or, if they use storage services far from the settlement, their products would no longer be competitive and their production would be hampered by the lack of storage facilities. This is complemented by the fact that the persons interviewed during the market analysis (local customers) are satisfied with the municipality: the part of the survey on Community cohesion showed that locals are familiar with local products, but there is considerable price sensitivity. At a small price difference, they buy products from local producers and producers, rather than buying and spending in Veszprém. This mark-up or excess price could be eliminated by the possibility of storing locally, since, by offering it, the producer would not be forced to immediately sell the products he produces because he does not have an area or premises suitable for storage, but would rather be able to accumulate reserves (stocks). It would also be possible to widen its product range, because even if you are not able to sell your products immediately because you are looking for a market for them, you can store it in larger quantities in the longer term.     A fejlesztés tárgya egy helyi termékek piacra jutását elősegítő, a termelést követő műveletekhez (pl.: tárolás, válogatás) kapcsolódó tároló kapacitás kiépítése Nemesvámos településen, mely fejlesztést az igényfelmérés során (pl.: reprezentatív kérdőíves kutatás) kapott eredmények hívta életre, ugyanis a településen található számos olyan helyi termelő, akik a terményeiket, termékeiket nem, vagy csak korlátozott mennyiségben, számban képesek elraktározni. A fejlesztéshez kapcsolódó termékek food és non food termékek is kapcsolódnak majd, melyeknek tárolására lesz alkalmas a kialakításra kerülő, 100%-ban per és igénymentes, önkormányzati ingatlanon megvalósuló 829,4 m2-es raktárépület. A fejlesztés költséghatékony módon, reális és takarékos módon tervezett. A költségvetés bruttó 99.955.350 Ft összegű, melyből a beruházás jellegű agrár-logisztikai (raktár) építés bruttó 92.195.650 Ft-ot tesz ki, a belső arányokra vonatkozó előírásokat a projekt tervezése során betartottuk. (A költségvetésen belül a terület-előkészítés 1.422.400 Ft-ot /arány: 1,42%/, míg a megújuló energiaforrások kiépítése 1.778.000 Ft-ot /belső arányszám nélkül/ tesz ki.) A további költségek a projekthez kötődő projekt-előkészítési, projektmenedzsmenti és szakmai megvalósításhoz kapcsolódó szolgáltatások költségkategóriájába sorolhatóak. A tervezett fejlesztés a helyi gazdaságfejlesztésre jelentős kihatással lehet, ugyanis egy hatékonyan működő, a helyi termékek piacra jutását segítő agrár-logisztikai fejlesztés megvalósítása gyűjtőpont (hub) jelleggel hosszú távon biztosíthatja a helyi termelők tárolókapacitását, egyúttal 100%-ban illeszkedik a felhívásban megfogalmazott célokhoz, illetve azok teljesülését segíti elő: a fejlesztési lehetőség illeszkedik a kiírás elvárt eredményeihez és céljaihoz. Megteremti a lehetőséget a településen gazdálkodók számára, hogy áruikat a megfelelő formában és helyen tárolják. Továbbá megadja a lehetőséget az Önkormányzatnak a helyi gazdaság fejlesztésének elvárt és hatékony támogatását, a helyben megvalósuló, igényen alapuló gazdaság fejlesztését. A Veszprémtől mindösszesen 5 km-re fekvő településen jelenleg közel 260, a településen bejelentett és többségében helyben tevékenykedő vállalkozás található. Az ezer lakosra jutó vállalkozások száma 76,8, ami a balatoni térségben fekvő területeken nem egyedülálló, azonban a településtől északra, nyugatra és keletre eső területekhez képest feltűnően magas. A működő vállalkozások fele egyéni vállalkozásnak minősül. A vállalkozások ilyetén sűrűsége a kedvező feltételeknek köszönhető, melyek megteremtésében az önkormányzat az élen jár. Az ipari és szolgáltató tevékenységet végző cégek mellett a településen jelenleg megközelítőleg 65-70 állattartó gazdaság működik, illetve körülbelül 10-15 növénytermesztéssel foglalkozó gazdasági szereplő van jelen. A tervezett fejlesztés különösen indokolt, mivel mint arra a projekt benyújtását megelőzően lefolytatott piacelemzés rámutatott, a közelben (30km-es körzetben) nem találunk olyan raktárkapacitást, amely a helyben előállított termékek raktározására jött volna létre. Az előkészítés során a versenytársak felmérése is megtörtént: versenytársak között említhetjük a helyi piacokat, ahol a helyben megtermelt árut eladják. Ebben az esetben habár megvalósul az árucsere, ugyanakkor a tárolás csak időleges, a piac napjára esik, és nem oldja meg a gazdák raktározási problémáit. További versenytársakként definiálhatóak a közeli logisztikai bázisok. Ezek kapacitása azonban nagyobb részben más szakágazathoz kapcsolódnak. Fontos tényező, hogy a helyi termelőknek nem feltétlenül a termékeik eladása jelent problémát, hanem sokkal inkább az, hogy a megtermelt javaikat nem tudják hol raktározni, illetve ha a településtől távol eső raktározási szolgáltatásokat vennének igénybe, akkor termékeik már nem lennének versenyképesek, termelésük fejlesztésének gátat szabna raktározási lehetőségeiknek hiánya. Ezt egészíti ki, hogy a piacelemzéskor (helyi vásárlók) készült interjúk során megkérdezett személyek elégedettek a településsel: a felmérés azon részéből, ami a közösségi kohézióra vonatkozott az derült ki, hogy a helyiek ismerik a helyi termékeket, de jelentős árérzékenység figyelhető meg. Kis árkülönbségnél megveszik a helyi termelőktől, előállítóktól a termékeket, nagy különbségnél már inkább Veszprémben vásárolnak, költenek. Ezt az árrést, ártöbbletet lehetne kiküszöbölni a helyben tárolás lehetőségével, ugyanis a lehetőség biztosításával a termelőn nem lenne az a kényszer, hogy mivel tárolásra alkalmas területtel, helységgel nem rendelkezik, azonnal el kelljen adnia az általa megtermelt termékeket, hanem sokkal inkább képes lenne tartalékok (készletek) felhalmozására. Illetve adott esetben termékpalettájának szélesítésére is lehetőség nyílna, ugyanis ha rögtön nem is tudja eladni termékeit, mert éppen piacot keres nekik, akkor is tudja hol hosszabb távon, nagyobb mennyiségben tárolni.
