The building to be developed is located on the property owned by SZI-MED 98 Kft. under number 764. The energy development of the building will be realised within the framework of the project. The heated surface area of the superstructure is 60.51 m² and the heated volume is 160.350 m³. The property has 1 building, the technical condition of the building is in good condition according to the age of the building. The building structure defect was not detected during the on-site inspection, and its overall physical condition was good. The detailed professional content of the development is as follows: Insulation works with facade thermal insulation, glass fabric mesh-reinforced complete thermal insulation system (glue, thermal insulation, smoothing mortar, mesh, primer, protective coating), mechanical fastening, straight edge formation. The insulation is carried out with facade EPS thermal insulation sheets, made from cement-based adhesive powder into adhesive, on a stratified vertical wall with a thickness of 16 cm in thermal insulation, and XPS thermal insulation sheets on a stratified vertical wall in a 15 cm thermal insulation thickness. Furthermore, insulation works are the installation of the slab thermal insulation material, on a horizontal surface, with fibrous insulating material (glass wool, rock wool, 1000x600 mm, 300 mm thick). The finishing works of the insulation work include the application of thin blinds, colour blinds on a grounded, prepared surface, as well as the application of plasters, ornamental and pedestal binding layers. The replacement of building envelopes, which are considered as doors and windows, separating heated and unheated spaces, and the work of modernising them with energy savings are the replacement of wooden doors and windows with plastic doors and windows. By building energy development, two glassed two-wing entrance doors opening inwards with Fenstherm FUTURE are installed in plastic doors, as well as 1 REHAU GENEO MD fibre-reinforced single wing, six-chamber, roll-open plastic window window and 2 REHAU GENEO MD fibre-reinforced multi-wing, six-chamber plastic window closures. Doors and windows are thermally insulated, air-tight. The further part of the building energy development is the installation of a complete GreenSys Electric solar (photovoltaic) system on the roof and electricity grid. The complete system includes Solar technique solar panel module on a support structure highlighted from a roof plane, network inverter, solar cable set and the appropriate cross-section cabling. Further works include the installation of a gas-fuelled combination heater and water heating device, the installation of a condensing boiler with flue gas evacuation, and the installation of compact sheet radiators of steel with dispersion, holders, wiring, integrated valve body, fittings, thermostatic valve head, copper tube installation. With regard to the energy rating of the building, AA++, i.e. the minimum energy demand, will be achieved when the planned state is achieved, which means that the evolution of savings is the reduction of greenhouse gas emissions of 1.548 t/year, and the reduction in the primary energy use achieved by energy efficiency improvements is 26.988 GJ/year. The reduction in the annual primary energy consumption of buildings is 4 526.644 kWh/year, the additional capacity of renewable energy production is 2.7 kW and the amount of energy from renewable sources is 10.692 GJ/year. A fejleszteni kívánt épület a 764 helyrajzi számon a SZI-MED 98 Kft. tulajdonában lévő ingatlanon található. Az épület energetikai fejlesztése fog megvalósulni a projekt keretén belül. A felépítmény fűtött alapterülete 60,51 m2, a fűtött térfogat 160,350 m3. Az ingatlanon 1 db épület található, az épület műszaki állapota szemrevételezéssel korának megfelelő jó állapotú. Épületszerkezeti hiba a helyszíni szemle során nem volt tapasztalható, általános fizikai állapota jó. A fejlesztés részletes szakmai tartalma a következők: Szigetelési munkálatok homlokzati hőszigetelés, üvegszövetháló-erősített komplett hőszigetelő rendszerrel (ragasztó, hőszigetelés, simítóhabarcs, háló, alapozó, védőbevonat), mechanikai rögzítéssel, egyenes él-képzésű. A szigetelés homlokzati EPS hőszigetelő lapokkal történik, cementbázisú ragasztóporból képzett ragasztóba, tagolt sík függőleges falon 16 cm-es hőszigetelő vastagságban, és XPS hőszigetelő lapokkal, tagolt sík függőleges falon 15 cm-es hőszigetelő vastagságban. Szigetelési munkálatok továbbá a födém hőszigetelő anyag elhelyezése, vízszintes felületen, nem járható födémre szálas szigetelő anyaggal (üveggyapot, kőzetgyapot, 1000x600 mm, 300 mm vastag. A szigetelési munkálatok befejező munkálatai közé tartozik a vékonyvakolatok, színvakolatok felhordása alapozott, előkészített felületre, illetve a lábazati vakolatok, díszítő és lábazati műgyantás kötőanyagú vakolatréteg felhordása. A fűtött és fűtetlen teret elválasztó, nyílászáró szerkezetnek minősülő épülethatároló szerkezetek cseréje, energia-megtakarítást eredményező korszerűsítésének munkálatai a jelenleg fa nyílászárók lecserélése műanyag nyílászárókra. Az épületenergetikai fejlesztés által 2 db FENSTHERM FUTURE befelé nyíló üvegezett kétszárnyú bejárati ajtó műanyag nyílászárók kerülnek elhelyezésre, továbbá 1 db REHAU GENEO MD szálerősítéses profilú egyszárnyú, hatkamrás, bukó-nyíló műanyag nyílászáró ablak és 2 db REHAU GENEO MD szálerősítéses profilú többszárnyú, hatkamrás, bukó-nyíló műanyag nyílászáró ablak kerül elhelyezésre előre kihagyott falnyílásokba. A nyílászárók hőszigeteltek, fokozott légzárásúak. Az épületenergetikai fejlesztés további része egy komplett GreenSys Electric napelemes (fotovoltaikus) rendszer telepítése a tetőre, villamos hálózatra kapcsolása. A komplett rendszer tartalmaz Solar technika napelem modult tetősíkból kiemelt tartószerkezeten, hálózati invertert, szolár kábel szettet és a megfelelő keresztmetszetű kábelezést. További munkálatok gázüzemű kombinált fűtő és vízmelegítő készülék elhelyezése, kondenzációs kazán beszerelése füstgázelvezetéssel, továbbá acéllemez kompakt lapradiátorok elhelyezése széthordással, tartókkal, bekötéssel, beépített szeleptesttel, szerelvényekkel, termosztatikus szelepfejjel, vörösrézcső szereléssel. A fejlesztések által az épület energetikai minősítést tekintve AA++, azaz minimális energiaigényű lesz a tervezett állapot elérésénél, ami azt jelenti, hogy a megtakarítások alakulása az üvegházhatású gázok kibocsátás csökkentése 1,548 t/év, az energiahatékonysági fejlesztések által elért primer energiafelhasználás csökkenése 26,988 GJ/év. Az épületek éves elsődleges energiafogyasztásának csökkenése 4 526, 644 kWh/év, a megújuló energiatermelés további kapacitása 2,7 kW, továbbá a megújuló energiaforrásból előállított energiamennyiség 10,692 GJ/év.
