Health conservation, sport and recreational development: the planned new building will be a multifunctional leisure facility in which besides the gym/fitnester, the creation of a suitable area for dance, yoga, karate and cellar will be realised, and the creation of an area suitable for smaller events. Location of development: It concerns 4 real estates, which have been presented in the implementation locations. Activities carried out according to point 3.1 of the Call: Self-eligible activities — under point 3.1.1.2 (b) the following activities are carried out: I.3. Economic recovery — development and equipment acquisition of a sports facility (fitness, gym) operated in a profit-oriented manner; II.2. Community exploitation — development of a sports and leisure facility for public purposes, revitalisation of the related area and acquisition of equipment. In addition: development, development, continuity, networking, interconnection of green infrastructure (walking and cycling transport axes), development of infrastructure within the plot, crime prevention with surveillance system and smart urban management software.     A projekt legfőbb célja a vállalkozások és befektetők, valamint a lakosság számára vonzó, ugyanakkor környezetileg fenntartható városi környezet, települési arculat kialakítása. A fejlesztés révén javul Sellye általános környezeti állapota, kiemelten a belvárosi környezet, segíti a település fenntartható fejlődési pályára állítását (zöldfelületek növelése, közlekedési kapcsolatok elősegítése, lakosság szabadidős időtöltési lehetőségeinek növelése, ezáltal a lakosságmegtartó képesség fokozása). Operatív cél a használaton kívüli, belvárosba ékelődő volt gazdasági területek közösség számára hasznosítható funkcióval történő megtöltése, a határos funkció nélküli vagy a fenntartható város szempontjából megszüntetendő funkcióval rendelkező területek fejlesztése. A fejlesztés az ITS céljaival összhangban valósul meg, ugyanakkor a beavatkozások szintjén az ITS pontosítása szükséges az 1. mérföldkő végéig. Illeszkedés: 1. A külső és belső elérhetőség javítása: a projekt révén az Ifjúság útja és a Batthyány utca közötti terület megnyitásra kerül a kerékpáros és gyalogos forgalom számára. 2. Helyi gazdaságfejlesztés, munkavégzés: profitorientált sportlétesítmény létrehozásával munkahelyteremtés történik. Az új épület kondi/fitneszterme várhatóan munkahelyteremtést eredményez. 3. Vonzó, fenntartható épített környezet, élhető, szerethető város: alulhasznosított, a városközpontba ékelődő gazdasági terület részbeni megszüntetése, közösségi területek, zöldfelületek létrehozása. 4. Az egészség megőrzése, sport és rekreációs fejlesztések: a tervezett új épület multifunkcionális szabadidős létesítmény lesz, melyben a kondi/fitneszterem mellett megvalósul a tánc, jóga, karate, cselgáncs számára megfelelő terület létrehozása, kisebb rendezvények megtartására alkalmas terület kialakítása. A fejlesztés helyszíne: 4 db ingatlant érint, mely bemutatásra került a megvalósítási helyszínek pontban. Megvalósuló tevékenységek a Felhívás 3.1 pontja szerint: Önállóan támogatható tevékenységek - 3.1.1.2 b) ponton belül az alábbi tevékenységek megvalósítása: I.3. Gazdaságélénkítés - profitorientált módon üzemeltetett sportlétesítmény (fitnesz, konditerem) kialakítása és eszközbeszerzése; II.2. Közösségi célú hasznosítás - közcélokat szolgáló sport- és szabadidős létesítmény kialakítása, a kapcsolódó terület revitalizálása és eszközbeszerzés. Ezen felül: zöldfelület kialakítása, fejlesztése, folytonosság, hálózatiság növelése, zöld infrastruktúra (gyalogos és kerékpáros közlekedési tengelyek) összekapcsolása, telken belüli infrastruktúra kialakítása, bűnmegelőzés térfigyelő rendszerrel valamint intelligens városüzemeltetési szoftverrel. Továbbá a Felhívás 3.1.2.1 pontjában ismertetett kötelező tevékenységek megvalósítása: akadálymentesítés, azbesztmentesítés, energiahatékonysági intézkedések, nyilvánosság biztosítása, partnerségi tervezés, „soft” programok. A részletesebb bemutatás az IKT-ban történik meg. Támogatási kategóriák: nem állami támogatás, valamint spotlétesítményhez és multifunkcionális szabadidős létesítményhez nyújtott beruházási támogatás. A Felhívás 3.4 pontja szerinti teljesülés: ezen feltételek közül a jelen projektre releváns pontokban foglaltak maradéktalanul teljesülnek (részletesen az IKT-ban). A projekt barnamezős és OTÉK szerinti vegyes és zöldterületen, 20 hónap alatt valósul meg. A tulajdonviszonyokat az 1. mérföldkőig rendezni szükséges. A felhívás 4.4 pontja szerinti teljesülés: ezen előírt feltételek közül a jelen projektre releváns pontokban foglaltak maradéktalanul teljesülnek (részletesen az IKT-ban). Területspecifikus előírások teljesülése: 1.1. A tervezett fejlesztési projekt hozzájárul a megyei ITP-ben nevesített stratégiai célok teljesüléséhez. Részletes bemutatás az IKT-ban. 2.1. Komplex programmal fejlesztendő járásban valósul meg a fejlesztés. 2.2. Sellye lakosságszáma: 2.548 fő 3.1. Barnamezős terület: 4.911 m2 3.2. A fejlesztendő barnamezős terület a település központi területén helyezkedik el, jelentősen rontva a településképet. 3.3. A projektgazda a projektben megújuló energiaforrások felhasználását tervezi. 3.4. A barnamezős területen létrejön olyan piaci alapon működő szolgáltatás, mely bevételt generál a projektgazdánál. 3.5. A fejlesztéssel érintett településen a kereskedelmi szálláshelyeken eltöltött vendégéjszakák száma 10.000 db/év átlag alatti. 3.6.
