The planned development takes place in the town of Bonyhád, which is located in the South Transdanubia Region, Tolna County, and is the centre of the district of Bonyhád. Territory: 72.13 km². In the industrial park, two companies maintain a production hall, and both companies want to expand their activities with additional industrial halls, but no free space is available. Current industrial areas do not allow the expansion needs of existing businesses or the establishment of new businesses. The areas in the neighbourhood of the Valley Industrial Park are registered as industrial economic areas in the regulatory plan of Bonyhád, which are also treated as part of the action area of Bonyhád Industrial Park (AT4). There is therefore a need for expansion in the existing industrial park, for which there is no suitable place. In addition, there are also Bonyhád and non-Bonyhád industrial companies who would like to settle in the designated industrial area of Bonyhád, but do not have the necessary own resources to buy land and invest in infrastructure. On the basis of the above, it can be concluded that there is a significant demand in Bonyhád for the extension, improvement and construction of industrial halls, which are mostly owned by local governments. The existing needs will be verified by means of a letter of intent attached to the application. The project promoter plans to further expand the industrial park of the settlement and region with the present development, so as to create a new industrial area for further settlers through an appropriate and economical environment for the development of their business. In the course of development, we implement the following self-eligible activities: Development of industrial areas and development of existing sites, brownfield and greenfield investments (a) Building, conversion, renovation, extension, modernisation, construction of the basic infrastructure of industrial areas (gas, water, sewerage, road, siding, parking, electrical wiring system, energy network, telecommunications and communication network, waste treatment facilities) and investment in basic infrastructure outside the boundary b) Construction and construction of the new building related to the production and service activities, and the implementation of the necessary building engineering investments In this project Bonyhád 02/67, 02/68 (part of one part), 1827, 1828, 1829, 1830, 1831, 1832 and 1833. We can talk about greenfield investment, since the construction of the industrial facility is a completely new investment, the whole site is newly built without any architectural or operational history. Justification for greenfield investment: • The area of the existing Valley Industrial Park has run out of free areas, so the inclusion of additional areas that are absolutely necessary for successful economic development is needed. • In the case of industrial parks and industrial areas, the benefit of greenfield investment is that people can get paid employment slightly better than the domestic average. • The municipality may receive tax revenue. Most of the land is still privately owned. The municipality has the right to acquire ownership in the areas affected by the planned industrial development. For this reason, the Municipality, as a consortium partner, buys the properties and would transfer it to BONYCOM Nonprofit Kft. for operation/operation under a lease agreement. The total area covered by the development is 3,4631 hectares. Energy efficiency: The project uses environmentally conscious solutions: the use of highly insulated windows, modern, energy-saving, LED lighting fixtures are installed. Solar panels providing part of the operation of the hall buildings are also installed, which provide the office unit and the public lighting with LED consumers. A tervezett fejlesztés helyszíne Bonyhád város, mely a Dél-dunántúli Régióban, Tolna megyében található, és a Bonyhádi járás központja. Területe: 72,13 km2. A település lakosságszáma KSH adatok alapján 13.471 fő volt a 2014. évben. Híres átmenő város, amely a Szekszárd-Pécs útvonalon fekszik. A település gazdasági életében tradicionális szerepe van a cipőgyártásnak, illetve a zománcgyárnak. Ezen iparágak jelentősége ugyan csökkent az elmúlt évtizedekben, ám új ágazatként megjelentek a járműipari beszállítóként tevékenykedő vállalkozások, és egyéb feldolgozóipari cégek. Bonyhádon jelenleg több iparterület is található. A városban ma ipari parkként működik a Völgység Ipari Park a Völgység Ipari Park Nonprofit Kft. kezelésében, amely részben önkormányzati tulajdon, azonban több mint 75%-ban magántulajdonban van. A működő ipari parkban szabad területek nincsenek, az Önkormányzat befolyása alacsony tulajdoni hányada miatt elenyésző. Az ipari parkban két vállalat üzemcsarnokot tart fenn, és mindkét cég bővíteni szeretné tevékenységét további ipari csarnokkal, ám szabad terület nem áll rendelkezésre. A jelen lévő vállalkozások bővítési igényeit, illetve új vállalkozások letelepedését a jelenlegi iparterületek nem teszik lehetővé. A Völgység Ipari Park szomszédságában találhatóak magántulajdonban lévő Bonyhád szabályozási tervében ipari gazdasági területként nyilvántartott területek, amelyeket Bonyhád Integrált Településfejlesztési Stratégiája is a Bonyhádi Ipari Park (AT4) akcióterület részeként kezel. Van tehát egy bővítési igény a meglévő ipari parkban, amelyre nincs meg a megfelelő hely. Emellett azonban vannak olyan bonyhádi és nem bonyhádi ipari vállalatok, akik szívesen települnének be Bonyhád kijelölt ipari területére, ám nem rendelkeznek a megfelelő önerővel a területvásárláshoz, infrastrukturális beruházásokhoz. A fentiek alapján kijelenthető, hogy jelentős igény mutatkozik Bonyhádon a többségében önkormányzati tulajdonú ipari területek bővítésére, közművesítésére illetve ipari csarnokok építésére. A létező igényeket a pályázathoz csatolt szándéknyilatkozattal igazoljuk. A projektgazda jelen fejlesztéssel tervezi tovább bővíteni a település és térség ipari parkját úgy, hogy új iparterület kialakításával lehetőséget teremtsen a további betelepülőknek a megfelelő és gazdaságos környezet által a vállalkozásuk fejlesztéséhez. A fejlesztési során az alábbi önállóan támogatható tevékenységet valósítjuk meg: Iparterületek kialakítása és meglévők fejlesztése, barnamezős, illetve zöldmezős beruházások a) Az iparterületek alapinfrastruktúrájának (gáz, víz, csatorna, út, iparvágány, parkoló, elektromos vezetékrendszer, energia hálózat, távközlési és kommunikációs hálózat, hulladékkezelő létesítmények) kiépítése, átalakítása, felújítása, bővítése, korszerűsítése, közlekedőfelület kialakítása, illetve telekhatáron kívüli alapinfrastrukturális beruházás b) A termelő és szolgáltató tevékenységekhez kapcsolódó új épület építése, létesítése, a szükséges épületgépészeti beruházások végrehajtása Jelen projektben tervezett fejlesztések a Bonyhád 02/67, 02/68 (egy része), 1827, 1828, 1829, 1830, 1831, 1832 és 1833 helyrajzi számú területek bevonásával valósul meg. A zöldmezős beruházásról beszélhetünk, hiszen az épülő ipari létesítmény teljesen új beruházás, a telephely teljes egészében újonnan létesül építészeti, üzemi előzmények nélkül. Zöldmezős beruházás indokoltsága: • A meglévő Völgységi Ipari Park területén elfogytak a szabad területek, így a sikeres gazdaságfejlesztés érdekében feltétlen szükséges további területék bevonása. • Az ipari parkok, iparterületek esetében a zöldmezős beruházás haszna, hogy a hazai átlagnál valamivel jobban fizetett munkához juthatnak az emberek. • Az önkormányzat adóbevételhez juthat. A területek többsége még magántulajdonban van. A tervezett iparfejlesztéssel érintett területekre az önkormányzatnak biztosított a tulajdonszerzési joga. Mindezért az Önkormányzat, mint konzorciumi partner vásárolja meg az ingatlanokat és bérleti szerződés keretében adná át működtetésre/üzemeltetésre a BONYCOM Nonprofit Kft-nek. A fejlesztéssel érintett terület összterülete 3,4631 hektár. Energiahatékonyság: A projekt környezettudatos megoldásokat alkalmaz: fokozottan hőszigetelt nyílászárók alkalmazása, korszerű, energiatakarékos, LED-es közvilágító lámpatestek kerülnek kihelyezésre. A megépítésre kerülő csarnok épületek üzemeltetését részben biztosító napelemek is felszerelésre kerülnek, melyek az irodai egységet és a LED fogyasztókkal kiépített közvilágítást ellátják. A következő ütemben tervezett fejlesztés keretében talajszondákat és napelem park létrehozását tervezi az önkormányzat megvalósítani, amely további villamos és fűtésre használható, gazdaságosan előállítható energiát biztosít az üzemek számára. A jelen építési ütemben épülő csarnokok épületgépészeti rendszereit alacsony hőmérsékleten üzemelő rendszerekkel alakítjuk ki és kiépítjük a későbbi fejlesztéshez történő csatlakozás (Hungarian)
