During the preparation of the development, the building was surveyed architecturally and statically. The consistency of the building is adequate, so no stability problems can be expected after the investment has been completed. The activities to be carried out in the course of the project are not subject to a building permit. The details of the development were discussed with the tenants in the office building. To substantiate the investment costs, we asked 3 independent bidders to offer, so the planned costs are in line with market prices and are realistic. A preliminary contract was signed with the undertakings involved in the implementation of the project in order to allow the investment to start immediately after the aid was received. In the first step of the implementation, in order to ensure mandatory publicity, we put a C sign in a clearly visible place, then the new doors and windows will be installed, as well as the repair works associated with the installation. The thermal insulation of the façade and the thermal insulation of the roof are then completed. In parallel with the thermal insulation works, the replacement of luminaires and light sources will take place with LED light sources and the existing low-efficiency gas boiler will be replaced by the planned condensing boiler. During the implementation, a continuous technical inspection will be carried out. Our company has not yet implemented a similar project, so in order to succeed, we will cooperate with a technical inspector (20 years of professional experience) and project management (10 years of professional experience). During the investment, the façade of almost 690 m² will be 12 cm, while 43.85 m² will receive 5 cm polystyrene insulation. In addition, the 329.44 m² surface of the flat roof will also be equipped with 10 cm polystyrene insulation. During the modernisation of the heating, a modern condensing boiler, which can be equipped with remote monitoring, is installed. Existing wooden doors and windows will be replaced by plastic windows with low heat permeability (135 pieces) and doors (3 pcs). Thus, the annual heating costs of 934.8 m² of heated area are expected to fall by almost a quarter. Throughout the building, conventional light sources (filament and fluorescent lamps) provide lighting, and the replacement of luminaires and light sources is warranted. During the investment we only want to use the most energy-saving solution currently available, so LED light sources (235 indoors, 1 outdoor) will be installed. With the replacement of light sources, electricity savings of around 20 % will be achieved, but using the features of the flat roof, a 15 kW solar panel system will be installed during the investment, so more than 90 % of the building’s electricity demand will be available in a renewable way. A qualified technical inspection activity will be carried out throughout the project implementation phase. In the garden of the investment a device is installed, in order to upgrade the heating, Viessmann Vitodens 200 condensation boiler is to be installed. The boiler will have a power of 60 kW, so modern and energy-saving heating will be possible for the whole building. A fejlesztés előkészítése során az épület felmérésre került, építészetileg és statikailag. Az épület állaga megfelelő, így a beruházás megvalósítását követően sem várhatóak állékonysági problémák. A beruházás során megvalósítani kívánt tevékenységek nem építési engedély kötelesek. A fejlesztés részleteiről az irodaházban levő bérlőkkel egyeztetések kerültek lefolytatásra. A beruházási költségek alátámasztására, 3 független ajánlattevőtől kértünk ajánlatot, így a tervezett költségek a piaci áraknak megfelelőek és reálisak. A projekt megvalósításában részt vevő vállalkozásokkal előzetes szerződés került aláírásra, annak érdekében, hogy a támogatás elnyerését követően haladéktalanul megkezdhető legyen a beruházás. A megvalósítás első lépésében a kötelező nyilvánosság biztosítása érdekében C táblát helyezünk ki, jól látható helyre, majd az új nyílászárók kerülnek beépítésre, valamint a beépítéssel járó javítási munkálatokat valósítjuk meg. Ezt követően a homlokzat hőszigetelése, valamint a tető hőszigetelése készül el. A hőszigetelési munkálatokkal párhuzamosan folyik majd a lámpatestek és a fényforrások cseréje LED-es fényforrásokra, valamint a meglévő alacsony hatásfokú gázkazán, helyett beépítésre kerül a tervezett kondenzációs kazán. A megvalósítás során folyamatos műszaki ellenőrzésre kerül sor. A vállalkozásunk hasonló pályázati projektet még nem valósított meg, így a siker érdekében jelentős tapasztalattal bíró műszaki ellenőrrel (20 év szakmai tapasztalat), valamint projektmenedzsment (10 év szakmai tapasztalat) szervezettel fogunk együttműködni. A beruházás során közel 690 m2 homlokzat 12 cm-es, míg 43,85 m2 5 cm-es polisztirol szigetelést fog kapni, ezen felül a lapostető 329,44 m2-es felülete szintén 10 cm-es polisztirol szigeteléssel lesz ellátva. A fűtés korszerűsítése során egy modern, távfelügyelettel is szerelhető kondenzációs kazán kerül beépítésre. A meglévő fa nyílászáró szerkezetek, alacsony hőáteresztő képességű üveggel ellátott műanyag ablakokra (135 db) és ajtókra (3 db) lesznek lecserélve. Így a 934,8 m2-es fűtött terület éves fűtési költségei előre láthatólag közel negyedére fognak csökkenni. Az épület egészében hagyományos fényforrások (izzó és fénycső) látják el a világítást, így a világítótestek és fényforrások cseréje is indokolt. A beruházás során kizárólag a jelenleg elérhető leg energiatakarékosabb megoldást kívánjuk alkalmazni, így LED fényforrások (235 db beltéri, 1 db kültéri) kerülnek beépítésre. Már a fényforrások cseréjével 20 % körüli villamos áram megtakarítás lesz elérhető, azonban a lapostető adottságait kihasználva 15 kW napelemes rendszer is telepítésre kerül a beruházás során, így az épület villamos áram szükségletének több, mint 90 %-a fog megújuló módon rendelkezésre állni. A projekt megvalósítás teljes szakaszában szakképzett műszaki ellenőri tevékenység kerül lefolytatásra. A beruházás kertében egy eszköz kerül beépítésre, a fűtés korszerűsítése érdekében beszerelendő Viessmann Vitodens 200 kondenzációs kazán. A kazán 60 kW teljesítményű lesz, így az épület teljes egészének korszerű és energiatakarékos fűtése megoldható lesz.
