Tal y como se ha señalado anteriormente, se trata de una importante entrada a la Ciudad en un estado de urbanización bastante deficiente y que precisa de un generoso tratamiento en cuanto a imagen. Es una zona que conecta peatonalmente la Ciudad con el río por lo que, precisa de un adecuado encauzamiento de la circulación para favorecer las circulaciones peatonales y ciclables._x000D_ _x000D_ En este proyecto ya se realizó un esquema de diseño del Paseo Pamplona, dónde se plantea una edificación en B+3, regularizando la configuración del edificio y estableciendo las alineaciones del mismo tanto en Planta Baja como en elevadas, liberando espacio público en aras a lograr una mejora del entorno que beneficie no solo el futuro Espacio Cultural y de sus accesos sino al municipio en general, ya que esta vía constituye una de las entradas principales a la ciudad. _x000D_ _x000D_ La operación se encuadra en un espacio de transición entre el Casco Antiguo de la ciudad y el casco urbano/ ensanche construido a partir de los años 70. Lo importante de la operación es regenerar y reurbanizar un espacio urbano que coincide con el centro de todos los modelos y políticas de sostenibilidad económica, social y ambiental por parte de las administraciones públicas así como del conjunto de la sociedad._x000D_ _x000D_ La intervención sobre esta área presenta un gran componente socioeconómico determinante en las situaciones sobre la ciudad construida, sobre todo en que afecta a una parte del Casco Antiguo dónde la regeneración urbana puede transformar la realidad social. It is an area that pedestrianly connects the city with the river, which requires an adequate channeling of circulation to favor pedestrian and cyclable circulation._x000D_ _x000D_ In this project, a design scheme for the Paseo Pamplona was developed, where a building is planned in B + 3, regulating the configuration of the building and establishing the alignments of it both in the Ground Floor and in elevations, freeing public space in order to achieve an improvement of the environment that benefits not only the future Cultural Space and its accesses but also the municipality in general, since this road constitutes one of the main entrances to the city._x000D_ _x000D_ The operation is framed in a space of transition between the Old Town of the city and the urban area / widening built from the 70's. The important thing of the operation is to regenerate and redevelop an urban space that coincides with the center of all the models and policies of economic, social and environmental sustainability by public administrations as well as society as a whole._x000D_ _x000D_ The intervention on this area has a large socioeconomic component that is decisive in the situations about the built city, especially in that it affects a part of the Old Town where urban regeneration can transform social reality.
