The primary objective of the project is to provide SMEs in the area of Nagytarcsa with the opportunity to develop their business by providing a complex service that concentrates the services related to the enterprise in one place in addition to the production premises. The following activities have been planned: — construction of a new building, with investments in the technical building sector (self-eligible activity) — basic infrastructure within the limit (self-eligible activity) — installation of a solar panel system (involuntaryly ineligible, optional activity) — equipment, equipment (self-eligible, optional activity) -accessibility (self-eligible, mandatory activity) — project preparation and marketing activity (other eligible activities) — Application of technical inspectors (other eligible activities) — Compliance with the conditions set out in point 3.2 of the call: —2 self-eligible activities. —There is a shortage in the municipality of a package of services of this kind, which is described in detail in the business plan. —North classification of the area GIP 3/b. -The property has become the property of the applicant, registration is ongoing on the property sheet. The implementation site will be in undivided joint ownership, so a licence agreement between the co-owners in a public document or in a private document with full probative value, together with a schematic for the distribution of the use, will be submitted to milestone 1. —External implementation has not been planned. —The construction costs eligible for the investment were determined taking into account the Construction Cost Estimates for the current year issued by the Hungarian Chamber of Architects. —The equipment to be procured will comply with the relevant European directives, standards and the Hungarian regulations, standards and environmental protection requirements harmonising them. The assets and equipment purchased in the project will be purchased from the supplier, which is a trader or a manufacturer, who is commercially engaged in the commercial flow of the assets concerned, subject to standard warranty and warranty conditions on the market. —The project’s budget was compiled in a realistic and cost-efficient way, in line with market prices. —The business plan is submitted as an annex to the application. —Full accessibility is carried out and the accessibility declaration is submitted for the necessary milestone. The involvement of a specialist in rehabilitation environmental planning is not necessary, as a new building will be built within the framework of the project. — We have the building’s energy certificate prepared for the final use permit. — Due to new construction, the project is not affected by asbestos removal. — Rooms or parts of buildings with shared use or ineligible activities are not made. —Obligatory publicity was planned on the basis of the ‘Information obligations for beneficiaries of Schéchenyi2020’. —The project does not include real estate replacements. —Before the start of the project, an environmental review of the area covered by the project will be carried out, which will be submitted for the necessary milestone.     A projekt elsődleges célja, hogy lehetőséget nyújtson Nagytarcsa környékén működő KKV-k számára vállalkozásuk fejlesztéséhez, egy olyan komplex szolgáltatás nyújtásával, amely a termelésre szolgáló helyiségeken kívül a vállalkozáshoz kapcsolódó szolgáltatásokat is egy helyre koncentrálja. A projekt nagy előnye a komplexitása, hiszen az alapinfrastruktúra fejlesztésén túlmenően nem csak termelő infrastruktúra fejlesztése történik meg, hanem szolgáltatás fejlesztés is. A projekt biztosítja a betelepülő vállalkozások részére az irodatechnikai, informatikai háttér egy jelentős részét, sőt az irodai helységek bútorozását is. Vállalja továbbá az őrzés-védelem és a takarítás feladatit is. Az alábbi tevékenységek kerültek betervezésre: -új épület építése, épületgépészeti beruházásokkal (önállóan támogatható tevékenység) -telekhatáron belüli alapinfrastruktúra (önállóan támogatható tevékenység) -napelemes rendszer telepítése (önállóan nem támogatható, választható tevékenység) -betelepülő vállalkozások számára nyújtott szolgáltatási funkciók ellátásához szükséges eszközök, berendezések (önállóan nem támogatható, választható tevékenység) -akadálymentesítés (önállóan nem támogatható, kötelezően megvalósítandó tevékenység) -nyilvánosság biztosítása (önállóan nem támogatható, kötelezően megvalósítandó tevékenység) -projekt előkészítési és marketing tevékenység (egyéb elszámolható tevékenység) -műszaki ellenőr alkalmazása (egyéb elszámolható tevékenység) A felhívás 3.2 pontjában előírt feltételek teljesülése: -2 önállóan támogatható tevékenységet valósítunk meg. -A településen hiány mutatkozik egy ilyen jellegű szolgáltatás csomagra, amely részletesen az üzleti tervben bemutatásra került. -A terület HÉSZ besorolása GIP 3/b. -Az ingatlan a pályázó tulajdonába került, a bejegyzés folyamatban van a tulajdoni lapon. A megvalósítási helyszín osztatlan közös tulajdonban lesz, így a tulajdonostársak között közokiratba vagy teljes bizonyító erejű magánokiratba foglalt használati megállapodás, és az ahhoz tartozó használati megosztásra vonatkozó vázrajz az 1. mérföldkőhöz benyújtásra fog kerülni. -Telekhatáron kívüli megvalósítás nem került betervezésre. -A beruházás keretében elszámolható építési költségeket a Magyar Építész Kamara által kiadott, folyó évre vonatkozó Építőipari Költségbecslési Segédlet figyelembevételével határoztuk meg. -A beszerezni kívánt eszközöknek meg fognak felelni a vonatkozó európai irányelveknek, szabványoknak, illetve az azokat harmonizáló magyar rendeleteknek, szabványoknak, környezetvédelmi előírásoknak. A projektben beszerzett eszközöket, berendezéseket az érintett eszközök kereskedelmi forgalmával üzletszerűen foglalkozó, kereskedőnek, vagy gyártónak minősülő szállítótól fogjuk megvásárolni, a piacon szokványos jótállási és szavatossági feltételek biztosítása mellett. -A projekt költségvetését a piaci árakhoz igazodóan, reális és takarékos módon állítottuk össze. -Az Üzleti tervet a pályázat mellékleteként benyújtjuk. -Teljes körű akadálymentesítést végzünk, az akadálymentes nyilatkozatot a szükséges mérföldkőhöz nyújtjuk be. Rehabilitációs környezettervező szakmérnök/szakértő bevonása nem szükséges, mert a projekt keretében új épület építése valósul meg. -A jogerős használatba vételi engedélyhez elkészíttetjük az épület energiatanúsítványát. -Új építés miatt azbesztmentesítéssel a projekt nem érintett. -Közös használatú, vagy nem támogatható tevékenységeknek helyt adó helyiségek, épületrészek nem készülnek. -Kötelező nyilvánosság biztosítását a „Széchenyi2020 kedvezményezettek tájékoztatási kötelezettségei” című. útmutató alapján terveztettük meg. -A projekt ingatlankiváltást nem tartalmaz. -A beruházás megkezdése előtt a projekt által érintett terület környezeti állapotfelmérést fogunk készíttetni, amelyet a szükséges mérföldkőhöz benyújtunk. Tartalmi értékelési szempontok (az üzleti tervben részletesen bemutatva): -A fejlesztés illeszkedik a VEKOP céljaihoz. -Szakmai indokoltság, igény és kihasználtság részletesen bemutatásra került. -A projekt előkészítettsége teljes körű. -Kockázatok és a kockázatkezelési módok tételesen bemutatásra kerültek. -A projekt komplexitása tételesen ismertetésre került. -A hatások rövid és hosszú távra is megvizsgálásra kerültek. -Más fejlesztésekhez való kapcsolódásokat ismertettük. -A fenntarthatóságot és az esélyegyenlőséget szem előtt tartva került a projekt megtervezésre. -A költségek a költséghatékonyság elve alapján kerültek betervezésre. -Indikátor vállalások reálisak.
