2.Communication description of the investment – Short description.According to the license, a tourist accommodation is to be created, in the form of “Tourist Furnished Houses” (non main hotel accommodation GEK 3118B/2013) consisting of three stone independent houses (two ground floor and one ground floor with attic). One residence will have specifications for disabled persons and all facilities of the complex will be accessible to disabled persons. All the houses will be surrounded by an olive grove with plenty of surroundings in which visitors can exercise, relax and tour in order to experience the Mediterranean way of life in the countryside that is lacking in modern urban centres. The buildings, based on the architectural study that has been made, are located on the parcel in such a way that they are adapted to the mild landscape, the slope of the ground, the peculiarities of the topographical relief of the surrounding area as well as the climatic conditions of the area (orientation, view to the sea and the olive groves, etc.). For the bearing masonry the local stone will be used which with the contribution of single-pipe roofs will create a complex that complicates the traditional with the modern element. The above-mentioned high position of the parcel provides privacy and quietness that visitors seek. The complex will provide indoor parking of 6 cars. Each residence will have its own courtyard, sheltered for protection from rainfall during the winter months and sunning during the summer months. Aesthetically, it will cause tourists to stay in such a special construction that refers to old business buildings in the area. In addition, the entertainment area with its specially designed terrace was chosen to become a creative and open space to the public. This space will provide continuous service as well as a mixed-use media lobby which will be able to host various cultural activities interwoven with local characteristics (exhibitions, discussions, lectures, seminars, tastings, screenings, etc.). Finally, this study will give particular importance to planting. Visitors will be able to collect from the garden their own herbs, fruits and vegetables for their consumption. They will come close to the rural way of life and with high quality amenities will live an agrotourist experience. The tourist houses will offer quality and special hospitality, in combination with various alternative activities, such as hiking and water sports (activities will be done through partner businesses in the area). The location of our tourist homes can be the basis for excursions to various places around it, such as sightseeing, villages and beaches, combining the excursion with the sea, nature and beautiful landscapes. 2.Επικοινωνιακή περιγραφή της επένδυσης - Σύντομη περιγραφή.Βάσει της αδείας πρόκειται να δημιουργηθεί ένα τουριστικό κατάλυμα, μορφής «Συγκρότημα Τουριστικών Επιπλωμένων Κατοικιών» (μη κύρια ξενοδοχειακά καταλύματα ΦΕΚ 3118Β/2013) που θα αποτελείται από τρεις πέτρινες ανεξάρτητες κατοικίες (δύο ισόγειες και μία ισόγεια με σοφίτα). Η μία κατοικία θα έχει προδιαγραφές ΑΜΕΑ και όλες οι εγκαταστάσεις του συγκροτήματος θα είναι προσβάσιμες σε ΑΜΕΑ. Όλες οι κατοικίες θα περικλείονται από έναν ελαιώνα με άπλετο περιβάλλοντα χώρο στον οποίο οι επισκέπτες θα μπορούν να αθληθούν, χαλαρώσουν αλλά και να περιηγηθούν ώστε να γνωρίσουν τον μεσογειακό τρόπο ζωής στην εξοχή που λείπει από τα σύγχρονα αστικά κέντρα. Θα δημιουργηθούν όμορφοι περίπατοι και χώροι στάσης, αναψυχής και ξεκούρασης σε όλο το συγκρότημα.Τα κτίρια, βάσει της αρχιτεκτονικής μελέτης που έχει γίνει, είναι τοποθετημένα στο αγροτεμάχιο με τρόπο ώστε να προσαρμόζονται στο ήπιο τοπίο, στην κλίση του εδάφους, στις ιδιαιτερότητες του τοπογραφικού ανάγλυφου της γύρω περιοχής καθώς και στις κλιματολογικές συνθήκες της περιοχής (προσανατολισμός, θέα προς τη θάλασσα και τους ελαιώνες, κα). Για την φέρουσα τοιχοποιΐα θα χρησιμοποιηθεί η τοπική πέτρα που με τη συμβολή των μονόριχτων στεγών θα δημιουργήσει ένα συγκρότημα που περιπλέκει το παραδοσιακό με το μοντέρνο στοιχείο. Η προαναφερόμενη υψηλή θέση του αγροτεμαχίου παρέχει ιδιωτικότητα και ησυχία που αποζητούν οι επισκέπτες. Το συγκρότημα θα παρέχει εσωτερικό χώρο στάθμευσης 6 αυτοκινήτων. Κάθε κατοικία θα έχει δικό της χώρο προαυλισμού, στεγασμένο για προστασία από τις βροχοπτώσεις κατα τους χειμερινούς μήνες και τον ηλιασμό κατά τους θερινούς μήνες. Αισθητικά, θα προκαλεί των τουρίστα να μείνει σε μία τόσο ιδιαίτερη κατασκευή που παραπέμπει σε παλιά επαγγελματικά κτίρια της περιοχής. Επιπροσθέτως, ο χώρος ψυχαγωγίας με την ειδικά διαμορφωμένη βεράντα του επιλέχθηκε να γίνει ένας χώρος δημιουργικός και ανοιχτός στο κοινό. O συγκεκριμένος χώρος θα παρέχει συνεχή εξυπηρέτηση καθώς και ένα μικτής χρήσης media lobby το οποίο θα μπορεί και να φιλοξενεί διάφορες πολιτιστικές δράσεις συνυφασμένες με τα τοπικά χαρακτηριστικά (εκθέσεις, συζητήσεις, ομιλίες, σεμινάρια, γευσιγνωσίες, προβολές, κλπ). Τέλος, στην συγκεκριμένη μελέτη θα δωθεί ιδιαίτερη σημασία στην φύτευση. Οι επισκέπτες θα μπορούν να μαζέψουν από τον κήπο τα δικά τους βότανα, φρούτα και λαχανικά με σκοπό την κατάναλωση τους.
